At Pathway Project Consulting, we are sensitive to the unique needs of every project. As Owner’s Representative, Pathway Project Consulting’s professionals serve owners, stakeholders and the project team as the “eyes and ears” on a project, providing assistance and professional services to facilitate project delivery with the highest possible quality, on schedule and within budget. In this role, Pathway Project Consulting will provide assistance and make recommendations with respect to project financing; budgeting, budgeting adjustments and cost control; project schedule development and schedule control, including the management of schedule changes and workarounds; liaison with governmental, community and third-party entities; procurement and contractual matters; the establishment of Project Labor Agreements and labor compliance management; and project reporting.

Management commitment to the adherence to all contracts and agreements
Development of a spirit of communication and cooperation among all project participants, including the building trades
Providing proper training for staff and other project participants
Providing management directives that are safe, reasonable and legitimate
Providing for the timely availability of the requisite project information, including drawings, specifications, layout instructions and catalog cut sheets
Providing for sufficient availability of the required tools, equipment, materials and manpower to provide for efficient progress
Producing the requisite project schedules to assist in minimizing and mitigating unproductive time
Providing for the efficient, safe and sanitary management of the project site
Promoting the resolution of all project disputes, and developing managerial and leadership skills to mitigate the disputes; and
Promoting the treatment of all project participants in a respectful and dignified manner, acknowledging their contributions to a successful project.
From planning through construction completion and occupancy, our professional experience covers a broad range of projects and services, including:
Planning Phase
Visiting the site to examine existing conditions
Reviewing and analyzing existing project documentation
Defining general project characteristics and performance requirements
Forming a collaborative team of professionals and participants
Developing a preliminary budget and comprehensive schedule
Customizing management information and reporting systems to meet project requirements; and coordinating with ongoing activities and other concerns to minimize interruptions.
Design Phase
Ensuring that the design is both aesthetically successful and responsive to project goals
Performing life-cycle cost analyses and other reviews to maximize the return on construction investment
Coordinating the technology implementation strategy with the construction plan to assure that the finished project will be equipped to support current and future needs
Developing a detailed project schedule
Reviewing designs to assure constructability with minimal changes and fewer problems in the field
Developing detailed cost estimates; and
Defining tools, materials and equipment purchase requirements, as well as lead times.
Bid Phase
Assisting Purchasing Departments with defining needs; comparing and evaluating price proposals; and purchasing the requisite tools, materials and equipment
Establishing tools, equipment and material inventory control procedures and requirements
Obtaining all necessary permits and licenses; and
Defining manpower requirements through utilization of detailed resource-loaded construction schedule.
Construction Phase
Assuring that all project workers and project participants fully understand the project’s design and project requirements at every phase/stage
Monitoring the construction process to anticipate difficulties, resolving issues early and keeping the work flowing
Assuring a safe workplace, both for project workers and, in renovations, for individuals who continue to use the facility during construction
Delivering timely and clear reports to management concerning progress; cost and schedule summary information, including forecasts; areas of concern and actions, responsibility; and other project specific information
Administering the cash flow/payment process to ensure that all current expenses are paid in a timely manner and that work milestones are being met; and coordinating the final stages of construction, including punch lists and similar tasks that must be completed before a project is closed out.
